IMO, it'll have more. Any potential purchaser that visits the property will seen the absolutely beautiful work the city has done on Queen St, Goudies Ln, and Vogelsang Green. Compared to visiting Victoria St and seeing no shops, it's a much nicer location. There's a reason I found Charlie West a far better buy than Garment St.

Vive's work on the American block, plus whatever they're doing to the Duke Food Block, will really complement the work on Queen St. DTK condos is also adding more retail and residents to this corner. I think it'll be a decade before the Innovation District is as nice of a location.
