Wow, this looks great. I've always loved the old Economical/Conservatory of Music building.  Nice to see that it will live on in this new development.  Also nice to see a substantial development in the old heart of Downtown (King & Queen).

The article indicates that this is the first project submitted since the Downtown subsidy ended in February 2019.  So this means that newly announced projects like the Francis development have actually been on the table for over 2 years?

I think either first means "first to apply for building permits" , not "first proposed" . Or The Record was just wrong. 30 Francis definitely isn't qualifying for the fee exemption, the building permits had to be issued by Feb 2019.

Station Park is also after the fee exemption, but technically isn't downtown.

It's wider at the base than the top so it only appears the perspective is off. There are rear facing setbacks at the 21st floor and again at the 33rd floor.

Also, the official title for this project is Q Condos if OP wants to update the thread.

Love love love what I'm seeing so far, which is extremely little ha.

Any more pictures? Is the back half a darker color?

34 floors is a decent height

What's all this about contaminated area? How much remediation work involved?

Overall, will a location like this have the same pull/allure as Innovation district DTK?

Is there any indication of what the "performance space" might be?  Dance perhaps (the existing building has a sprung floor on the third floor, iirc)?

IMO, it'll have more. Any potential purchaser that visits the property will seen the absolutely beautiful work the city has done on Queen St, Goudies Ln, and Vogelsang Green. Compared to visiting Victoria St and seeing no shops, it's a much nicer location. There's a reason I found Charlie West a far better buy than Garment St.

Vive's work on the American block, plus whatever they're doing to the Duke Food Block, will really complement the work on Queen St. DTK condos is also adding more retail and residents to this corner. I think it'll be a decade before the Innovation District is as nice of a location.

I wish it’s filling up the parking lot on the opposite site instead but they save the old foundation so I’m happy with that!
