At this point, I would take a modestly larger indoor area from transit drops to platform and shed style station platform if it meant a more upgraded version of this park. The proposal for the central station was so bare bones and with zero commercial inside, I don't even know what one would be spending much time in there for anyways... give me $100M closer to the next $1B of a Phrase 3 E-W ION line while Cambridge sorts themselves out.

Honestly, at this point, I'd take what we have for our suburban local train station here, no actual building, nothing, just convenient access, via tunnel, elevators, heated enclosures on the platform, a roof spanning most of the platform, great signage (in our case we also have extensive sheltered bike parking, but that's probably not necessary in Ontario yet). This would already be better than the existing train station which is hard to access, usually closed (and thus un-sheltered), and with limited signage and notification, at least for most users (who are using GO not Via). And the station here is like a couple of million dollars worth of work and materials.

Construction of Kitchener Central Transit Hub to begin in 2025
Work is expected to be finished by the end of 2029.
Construction of the Kitchener Central Transit Hub is expected to get underway next year, with planning approvals and several agreements in the works, including a memorandum of understanding with Metrolinx.
The timing is driven by Metrolinx’s construction schedule, and due to the complex nature of the project and adjacent construction sites, the sequencing of the work will be critical to successful delivery, states a report going to the region’s sustainability, infrastructure and development committee on Tuesday, when transportation staff will present an update.

There is going to be a time in the near future where we are unable to construct so much as a parking lot.

Engineers in the room - couldn't this conceivably be done in 2 to 3?

Short answer is yes. However without being involved in this project I can't say the exact reasons.
It's entirely conceivable that they do the first phase which encompasses everything required for the station to be operational, so the platforms, bus loop, parking, King St Bridge, Victoria St reconstruction (assuming Ford doesn't get in the way) wait a bit and then do the actual building resulting in the entire project to encompass 5 years. After all we're dealing with Metrolinx and they can be difficult to work with.

The building, yes, easily. But the streets, the railway interface and Metrolinx coordination make it far more complex.
