So was this actually approved? Since the mods don't allow "Approved" to be in the topic titles (only "Proposed" and "U/C") it can be hard to know. I hope it has been and it isn't just the old building being demolished.

I had emailed the city rep for this building back in May 2022, he sent me this: "The developer is in the final stages of the approval process and is clearing condition of site pending approval. I understand that demolition will be starting in the next few months, followed by construction of the building." While it is definitely a stretch to say Feb 2023 is 'a few months' away from May 2022, seems like it's supposed to be moving forward. I'll try to keep tabs on this site as we move into spring and summer, and it's easier for me to get out for a walk in the evening.

The idea that people could read the copy on these websites and end up more likely to live there makes me sad. I was looking at the website for The Bow today, and it has the headline "AIM TO FLOURISH - Sophisticated Apartments for Rent in Downtown Kitchener"...

When the render makes the building look meh, the actual constructed building probably has no hope. The curtain wall looks like it will be filled with the same grey spandrel panels as DTK. I think they should have just gone with a red or yellow brick instead of the grey metal panels. still happy to see infill project like this moving forward. Crazy to think this was originally proposed when I moved into the Neighbourhood 4 years ago.

At this point, I'm just glad it seems to be moving forward. Central Frederick is close to a bunch of shops but there are very few really within the neighbourhood, as opposed to going all the way downtown.
I tried to click on the link for "More Developments" which just took me to an Instagram page, but 'More' must be a new company that Rome Transportation has assembled to handle their property management (good old anagrams). All the information for perks, the 3 trim options and everything else is identical to what was on the original Fivepoint website.
I prefer the lighter colours there because brick almost never looks good these days (especially here where the bar is very low for good design), but I do believe it's still red brick and that is just an overly post-processed photo. But either way it's just good to see some midrise like this. I wish we could bulldoze every single family home within the Conestoga Expressway half-ring and build 6-8 floor midrise buildings.

Geez, if the render does that to red brick, I doubt it bears much resemblance to the finished apperarnce.

If you look to the far right of the building ( on the Frederick St. side ) you can see the red brick. So the rear of the building may be red brick. It looks as if the remaining finishing on the Frederick Street elevation is some type of grey cladding. Window frames, mullions etc. appear to be white.

When it was first announced, I was worried about how it would affect the Suddaby students having the windows open in the hot months. Well, since then, Suddaby has gotten AC, my kid finished grade 6, and the building hasn't really started.

As someone whose kid is eventually going to attend Suddaby, I am VERY happy to hear that they've gotten AC! Wild how long this building seems to be taking to just get started; it doesn't give me a lot of hope that it will go up quickly.

Can a mod update the name and website for this building? It has changed from Fivepoint to Frederick, new website is here: https://iamfrederick.ca/
Thanks! |
