This project is well into construction now, with sales continuing.  Buildings A and B are nearly sold out, Building C not so much.

Pricing runs up to just under $500k

Occupancy in phases for 2020.

I believe the units are fairly large here compared to other condos. I have a friend who purchased one and loves it. The owners must be happy because not a single one has been on the market.

Horrible neighbourhood but at least someone had the willpower to add some mid-rise missing middle density in the middle of a new suburban development.

Trailside looks horrible.  The colour choices are bad.  The fact that every unit has a large A/C unit on its balcony is bad.  That whole Carriage Crossing neighbourhood is just the worst - some high end homes, but all so cookie cutter. Reminds me of something you'd see in Richmond Hill.  Also, it's so disconnected from the rest of the city.

I've been seeing a lot of this lately. I am not 100% sure if this is a requirement for new builds -- to have some sort of central air. Window units might be prohibited (for obviously reason). But I don't think there are other good solutions for cooling down units when it's hot and humid outside.

Central chillers, or water-source heat pumps, are used in newer condo buildings. There's no need for each unit to have individual AC, unless you're trying to minimize common expenses.

Water-source heat pumps are a decent middle ground though, as the compressor is in-unit and connected to that unit's electricity. Central chillers/boilers with a 4-pipe system (e.g. Charlie West) results in each unit only paying for the fan for the fan coil unit, so heat/AC is basically completely covered by condo fees.

I can see in an apartment though why you might want to push as much cost as possible onto the unit's electricity bill, so you can advertise lower rents.

Individual AC units allow you to set the rent somewhat lower, as the tenant is typically responsible for hydro (and thus AC). On the positive side, by having each person pay for their own AC will likely reduce the power consumption somewhat as opposed to having the AC paid for by "the man".

If these are Activa builds they may be Condo ownership. My inlaw lives in an Activa Build at Fisher Hallman and Huron. Each unit has an AC Unit on the balcony and a small furnace closet with a furnace and an on demand water heater. This is likely also to reduce additional condo fees for the owners or so that metering of each unit is in fact for that unit only.

It looks like the same sh*t that is going up on Ottawa St. S across from Mt. Trashmore. While we need more middle density stuff like this, there is no excuse to make it look cheap as hell.

Though not as bad as the ghetto in the King and University area.
