Quote:A development application from a Burlington-based company is proposing to build a four-storey mixed-use residential complex at the corner of Speedsville Road and Equestrian Way that would add 465 units to the city's housing stock.

The lands, which are part of the River Mill subdivision, are already designated high density residential with a site specific policy that permits residential apartment dwellings and mixed-use development to a maximum height of four storeys.

Zoning for the property also permits multiple residential and commercial uses.

A proposed zoning by-law amendment is asking to modify site specific provisions to permit an increase in density and height as well as reduced setbacks and visitor parking requirements.

The developer plans to offer 535 parking spaces within a primarily underground parking structure and some surface parking internal to the site.

This is a fundamentally boring part of town near the 401, but I'm very pleased to see real apartments + retail coming to a new suburb that is currently devoid of any amenities. 535 parking spots is way too much but whatever.

Every time I see floor layouts, I look for the bike storage and then try to trace the route to actually exit the building. This one looks particularly horrendous. It's not anywhere close to an elevator or any door that goes directly outside. Best I can tell, you'd have to walk it through the parking garage and either bike up the ramp or wrangle it through another set of doors to the elevator that's not anywhere nearby. It feels like the bike storage is there to say "we did it" as opposed to a thoughtful design that people could easily use on a daily basis.
