This must be new. Huge proposal in Waterloo 4 x 25 floors - 81m each on a shared podium 

I’m not sure who the developer is based on the docs.

This application is for the development of a new multi-building mixed-use residential and commercial development consisting of four 25 storey towers situated atop a shared podium. The podium proposes to contain commercial and office uses, convertible (live-work) units and residential units. Parking is to be located within two underground levels, with limited surface parking. In total, 1,088 units (1,964 beds) are proposed, with 5,587 square metres of non-residential floor area (not including the convertible units), 1,240 parking spaces, and 692 bicycle parking spaces.

Waterloo eh? It's not a student apartment so I'll bet this will stay as a proposal for 5-6 years and then will never get built.

The large one-storey building on that site was just built in 2009.

Not quite - it was renovated in 2009 but its structure predates that by decades; it was once Conestoga College's Waterloo campus before they bought the old University Heights high school.

I was just looking on Google Street View for 2009 which looks like it was under construction, but I guess they just gutted it. I vaguely remember the old Conestoga campus.

This seems like a nice project for the area. Hopefully it can proceed quickly.

In the Design Brief, it mentions that the adjacent land at 450-460 Weber St N is also owned by the applicant. If this project is ever approved, I wonder if we’ll see the neighbouring property developed in a similar way.

This would be so much better if the towers were different heights. Same density, just different distribution.

Found this rendering which is labelled 435 King St. It looks like it could be this proposal, based on the render, with the highway and where it’s situated. Not too sure..

Its a model of 435 King and the two empty fields that are on Weber. Looking at the zone changes for 435 King St N nothing has changed since it was first submitted last year so it is either a brand new development concept that has yet to be given to the city or it's something along the lines of the College and Weber render that the same company did that doesn't have any plans and was just to help the sale of the property.
