After reading some of the comments, I would like to propose that the city expropriate all the houses on Edgehill drive and replace them with high rise rental apartments.

And people on this forum try to tell me NIMBYs aren't that big of a deal unless it's the VPNA and other ultra rich ones downtown lmao. This is why I think the Mill Street project is likely to face fierce opposition.

I mean, not sure I would qualify the outspoken in Deer Ridge as substantially different than their birds of a feather downtown.

They are more like BANANAs than Nimbys.

Here is your update:

Traffic, parkland concerns defer debate over two-tower development at King Street and Sportsworld Drive in Kitchener
With three buildings in total, project would include 616 residential units plus commercial space

So, basically, it comes down to the City identifying space for additional parkland?

Good luck with that!! River's Edge is probably the better option as it's owned by Golf North rather than Deer Ridge members.

If a lack of parkland is an issue, that issue will exist whether they build the towers or not since it will just remain a strip mall. Besides, there is a park a 10 minute walk down the street and this thing called the Grand River.

I'll also take a good guess that almost nobody saying "we need more park space first!" uttered a single word to the City of Kitchener requesting more of it in all the time they've lived there, until these towers were proposed that is.

So much for designating rapid transit nodes as primed for high density development I guess. Obviously the LRT is a long way out, but we developed the whole PARTS thing for a reason (no PARTS research was done for this future station, but it would inevitably be done anyway with the same conclusions...especially since this is just a gross traffic infested, big box store zone).

Council has given approval to this development. Nothing has been changed in the application since it was deferred at the last meeting so the NIMBYs didn't get their way.

Quote:Planned improvements — the extension of the LRT through Sportsworld to Cambridge, and an on-ramp to westbound Highway 401 from Highway 8 that would eliminate the need to use King Street to get to the highway — will significantly change traffic patterns in the area, Stevenson noted.
Did I miss this? I didn't know there was any ramp officially planned for the area. If so, I feel like that's a pretty big deal.

It's been in the planning stage for what seems like forever. This reddit link (401/8 interchange) has a image from one of the government documents that mentions it but I don't remember which one it is in. I think the current grand river bridge widening has something to do with it but I don't recall.
