I couldn’t find the relevant thread - is Shoemaker Creek along Borden Parkway being renaturalized? Work seems to be going on at least between Heiman and Mill.

Yes, and Shoemaker Park is being redeveloped also. I think that they may be going as far as the railroad tracks since they fenced off that area as well.

This is very different than the midrise that was floated a few years ago. Very unfortunate if this site gets redeveloped with 34 stacked townhouse units, IMO, rather than something much denser and appropriate for this location.
This site has been in transition over the past few years. I am questioning the legitimacy of putting this on Realtor. In my opinion, I would think that the sale of the entire site to a developer with deeper pockets at a higher price like the Benton/Charles empty lot sale would make sense to me. ie. sell this property for $10 million or more.
The listing is no longer active.

Looks like the building next to Central Meat Market was torn down yesterday/today (742) . Anyone know what's going on with this site?

Too bad! I always liked the way the front wrapped around the old house to provide a modern-looking medical-centre type appearance, while most of the building was still old. And I wondered exactly how the new and old fit together. Oh well, will be interesting to see what comes next for the site (and note, not saying this shouldn’t have happened; just saying I thought what was there was interesting in its own way).

Building permits for 742 has the demolition permit, but there's no permits for any replacement, not even an application. Maybe the owner wants the cheaper vacant land tax rate while they sit on it until redevelopment?

There's a plan for that plot of land, but it's still preliminary and hence no application yet. Not sure why it got demolished so soon however.
Midtown will start to pick up, but the lack of commercial space is what's putting off developers right now. It's kind of a non-oasis in that there's lots of space to densify, but not enough established business and other facilities around there. But since it's part of the plan to develop an urban corridor, there's a lot of interest in the area...it's just very patchworky right now until it starts snowballing into a more desirable area.

There's another very tall tower in the works for downtown. Not sure when the developer plans to put an application in, but look out for it.

Would it make sense for VanMar to do this while Station Park isn’t even done the first and smallest phase?
I guess they could submit applications and have it ready to go at a later date though.

Yup that makes sense, that would spread them pretty thin I’m guessing. But one can dream! I’m not sure what other sites are primed for a big tower at the moment..
