Where does everyone see this one ranking as far as how good it looks when it's all said and done? I think it might be at or close to the top

Station Park is tricky to judge since we don't have the full site plan yet. City Centre might look good, though it is also an oddly large tower (in terms of width), however in terms of activating the street I think this (with Mayfair nextdoor) will do the best job. One Hundred+Glove Box should look pretty decent as well, but I suspect it won't engage the street too much and the buildings look like they're from the early 2000s. The others are all too mediocre to really consider. But, from an architectural design perspective, I think Charlie West looks the best...it's just a shame that the façade with the mesh didn't work out how it was supposed to.

So far for me - of the current projects that are at least a few stories high so we can judge, I'm liking this. I agree Young Condo is in the position/placement to activate street density on the main road of downtown, but this looks like it has the nicest aesthetic and curb appeal.

You know, looking at the large blank cement wall giving out onto Hall's Lane, I have to wonder if that isn't the side that is going to get the new mural, rather than the "screen" on Charles St. Could the report have been wrong?

Personally I think that would make sense. And Hall's Lane has a number of other murals already so the heron would make sense on that side.

This might actually have a bigger impact on the skyline than DTK as there are no other tall buildings nearby.

Have any purchasers been given any indication if they're on schedule? And if so when move in is?

In the photo in https://www.waterlooregionconnected.com/...3#pid84613 they're doing the 27th floor (of 31), and it looks like there's lots of clearance between the building and the crane. My tentative occupancy date was moved from Sept 30 2020 to June 1 2021 a few months ago. My selection appointment is in a couple weeks, and I hear generally it's a year from selection to occupancy, so that might get a little delayed again. At the same time, being on one of the McGillivray floors, we're the only ones left to do selections. Rest of the building has them done.

The same layout on the 28th vs 29th floor had a ~$15k difference for being on a McGillivray floor, and that $15k included a huge pack of upgrades (appliances, lighting, flooring, cabinetry, countertops, bathroom tiling, and more). The upgrades don't make sense for a rental, but if your plan was to owner-occupy then $15k is probably what you'd spend on upgrades anyways, and you get things like the higher ceilings that one can't purchase as an upgrade on the other floors. |
