Property management tends to be pretty competitive; most companies are charging about $10/unit/month for "normal" property management. Small buildings might end up baying substantially more per unit, though.

What's the sq ft monthly condo fee at Arrow Lofts these days? If memory serves, they started out around $0.45 sq ft, which was considered high at the time.

I think it's $0.479 now, I think it was under $0.40 five years ago (increases have been mostly driven by reserve fund contribution requirements). Includes heat and water, but not hydro or Internet. No concierge or on-site security.

First of the tower glass has gone in. The 6th floor (the half parking/half tower floor) looks like all the glass is in. Based on Momentum's recent Instagram post I think we'll see more over the next few weeks.

Quote:The Indigenous artist Luke Swinson’s work “The Blue Heron” will hang on the side of the Charlie West condo tower that is rising at Charles and Gaukel streets. The pieces are apparently up to "18 metres high and 9 metres across", so that must be almost the entire lane side of the Charlie West parking garage for it to be the largest.

Is the new mural going up over the Charles St parking podium facade?
According to the article yes. It's part of the "art walk" the city has. No idea if it'll be permanent or not...it would be a bit unusual to hang a fabric mural long term.

I think the plan is to leave the frame in place and change out the murals.

Maybe this forum isn't the only place that doesn't like how the metal cladding turned out. The expectation seems to be that the frames are permanent, given the art is supposed to change every year, so it seems weird to cover up the metal cladding that they clearly has custom done for the building. Printed on a huge vinyl, then framed and held flat, I don't think it'll look awkward.

Long time reader, first time post.
I was visiting Kitchener last weekend and snapped this picture of Charlie. It's really becoming an impressive building!
