They're definitely keeping the Kaufman mansion, and IIRC it is a heritage property. I don't know about "because they have to" though. I get the sense the mansion is a key feature in how they're branding the space, so it definitely fits with the business case and isn't just an obligation they'd rather do without.

I couldn't swear to it, but I think that the heritage preservation is an initiative of the developers. If I recall correctly, they promised a couple of years ago to seek a heritage designation for the property once the work is complete. I'm uncertain, however, because that would mean that the manision didnt' already have a heritage designation, which seems astonishing.

Not only is it well-preserved and unique, it has a personal connection to a founding pillar of the region's industrial economy. That's generally priceless.

I think - speculated of course - Whole Foods or something comparable. If nothing else I would expect a 'Sobeys Urban' type

I was thinking the same thing. Very nice. I'm cautiously becoming more excited about this one. That being said barrel yards has soured me on massive multi phase projects

Yah not fair to judge until complete. Still think the original renderings were cooler then typical all black. One of the biggest factors is what will they include street side/What tenants can they secure!
