The city once had hard deadlines for each phase that they must be started by. They caved very quickly when it came to those. Kind of spineless. Maybe they felt like they didn't have options at the time.

I recall the development fee exemption requires the project to be "substantial started" (or something similar) within six months of the deadline, meaning the end of August. Some projects are definitely at risk of missing that deadline.

The parking tenants in the parking lot where this condo is to be built were evicted in the last month. So I thought They might be getting ready to start building. It's been 9 months since sales actually started.

Almost all the 1BR units are sold, I would roughly estimate that 60% of the 2BR ones are sold, too, so probably 80%+ sold at this point. Top floors of the King St W-facing lowrise and the penthouse floors (21/22) of the tower have not been released yet. Prices are in the $450-500/sqft range (except for 5F where the units have large terraces) which I think is reasonably competitive. Units range from about 600 sqft to about 1100 sqft of interior space. Amenities look pretty good, and the unit finishes are nicer than I expected. Construction is due to start the week after next, and occupancy is projected for November 2021.

Between this, Mayfair Hotel and 345 King St W, the streetwall along King St W will get a major upgrade and lose its biggest gaps (from Queen St to Victoria St at least).
