These are areas where growth would have the least impact on the water table and/or prime farmland, so they were selected for that to go ahead and other areas to be outside the line.

Can you post the map?
Most new development does seem to be in the south-west, but the built up area is starting to reach the growth boundary in that part of Kitchener. I suspect that the available land used to be more evenly distributed east and west, but that development has just favoured the west end of Kitchener and therefore there is now less supply there and more in the Breslau area.

Been noticing some significant property prep work being done across from Conestoga College's Doon Campus — next to the residences. Anyone know whats going in here? I'd assume just retail of some sort, maybe a restaurant?

Seen a project currently under construction at 795 Ottawa St S in Kitchener.
According to this link below a foot clinic, a Pharmasave, and a health spa have already been confirmed as tenants.

My kid was hoping a 7/11 would be thrown in there...I guess by the looks of it, that would be a 'no'.
I lived up the street (closer to Ottawa and Westmount) back when I was a teen, only things that existed on those 4 corners were Best Pipe and Petro-Canada, both of which are gone.

Two projects progressing at Ottawa/Strasburg.
At the Timmies/BMO/PetroCan plaza, the commercial building has its structure up.
Across Strasburg, they've begun foundation work for the A&W.

Crane #2 is up at Ira Needles and Highland.
Combined with the Avon Towns cranes, that makes four in a small space (and a lot of excitement for my three year old)
