I as a resident of this city and a car owner I would most definitely go downtown more often and use this area to park. As I told you previously I am not comfortable parking in the downtown garages. And I couldn’t care less when it gets taken away for future development.

Even if I believe you, which I have no reason not to, other than that you yourself do not know what future you will think, I didn't say YOU would complain, I said people would complain, which they will, with 100% certainty.

And again, there is tons of parking, even tons of surface parking (I've parked my bike in the parking garage many times, but never a car, because surface parking is more convenient), so again, it's bullshit. Nobody is coming downtown because of this.

And yeah, before you say it, I don't think there should be surface parking downtown...it's an incredible waste of space...probably only better than self storage units.

Don't take owning a car to read a parking study... when less than 70% of parking is filled at the peak hour of the busiest day, the problem is not lack of parking.

And I care because I have family and friends in town, people I visit, frankly, I've been in downtown Kitchener more in the past year than some folks in this forum I'm sure.

But if you don't like me having an opinion...well...you are welcome to that opinion as well.

I'm actually surprised to see they have been obviously listening to what many of us "in the industry" have been thinking about what we could do with this space. Which council members are lurking this and other forums? Haha...glad to see they've been thinking outside the box.

I fully expect them to fumble this because they always do, but maybe we'll get lucky and they'll do something spectacular here.

Which part though?

The one with medium sized condos or the one with taller sized condos.

Those are the two options I see.

Fantastic to build more shoeboxes (do we not have at least 2000 to 3000 units already in the approval to building phase in DTK?)

Let's look to leverage this parcel of land for a magnificent focal point for DTK. Whilst I appreciate there continues to remain a housing crunch, there are a plethora of condominiums already built or approved for the DTK area. Prices for condo units have continued to drop since 2022.

This space should bring as many people together as possible. Included can a new location for a world-class Museum, biodome, planetarium, Greenspan and amphitheater.

There can be space utilized for a promenade that features indoor and outdoor as well as terrace level dining and winter-proof food hall (see both Distillery District and The Well, Toronto).

Possibilities are endless.

I suppose I could add to that a wholesome underground parking garage a la Distillery District Toronto since we seem to have a parking problem in DTK.

Go big, do it right. 4 to 5 levels of parking.

Those are great ideas, but difficult to support in a city this size without major government subsidies. Just look at the struggles of TheMuseum and the symphony.

I thought higher density, but I don't understand why this would require more "regular" podiums. I also thought the T&R principle was a bit pointless - this performative stuff does nothing to improve the project.

The truth is it doesn't require a "regular" podium, you can still have one of those more irregular shapes the only issue you might run into with that is requiring additional transfer slabs/beams which does cost more to construction however it isn't detrimental, even TEK Tower has large beams between the podium/tower level to transfer the loads and that has a normal podium so its really an arbitrary decision on the Regions part.
