I have no idea how the business of U-Haul works but they don't impress upon me that they're the sort of company that would feel tempted by any offers for the property...though, no doubt, it's worth a hell of a lot.

U-Haul corporate is heavily leveraged so at some point they will likely unlock the value in that property (and pay down some of their debt) and relocate to a less expensive location, quite likely leased rather than purchased. But whether that will happen in the next two, five or ten years is anyone's guess.
