800 Fairway Rd N is located at the corner of Lackner and Fairway and includes the existing Chicopee Hills Public School. The site was rezoned in 2014 to allow for the construction of the school but it also allowed for the site to be rezoned to Mix-3 with various site specific (67) and holding provisions (12H and 9H). Effectively the portion of the site not containing the school is planned for apartments commercial uses with this project being the first of multiple on the site.

This proposal is compliant with the existing city zoning as such there is no ZBA/OPA required for construction so information will be very minimal.

This project will include 2 towers with a total of 369 residential spaces and 453 parking spaces. As per the zoning each unit must also have 1 bicycle space. Overall the project will have a gross floor area of 52,345.2 sqm. The GFA is rather substantial and makes me believe there will be a significant above grade parking podium or some retail. In terms of size (GFA) it roughly tracks with the 1198 Fischer Hallman project by Activa but this one requires shorter towers given airport proximity and also has more parking, hence this is likely to be a rather bulky built form. Eventually there will be some more details but since the project is generally compliant with the zoning regulation (it can get SPA right away) there is very minimal information publicly available.

There is also a proposed retail development at 100 Chicopee Hills Drive which will contain a strip mall and 58 parking spaces. This corresponds to Block D on the concept plan I show below.
