This development has been approved by the committee of adjustment today, there has been some minor changes to the project since it was first proposed.

The building is still going to be 34 floors in height. There is now going to be 313 units instead of the originally proposed 323 units. The amount of commerical is staying the same. The committee of adjustment granted the approval of less parking than the zoning required. Zoning required 313 parking spaces the committee granted 285 parking spaces as well as 165 bicycle parking spaces. The parking will be underground as well as in the building's podium. The developer is also proposing to provide car share and subsidized transit passes to residents of the building.

The developer is still unknown at this point in time, since the development abides by the zoning it does not have to go through a zoning bylaw amendment or offical plan amendment due to this the plans are not public information so nothing else is known about the building.

Activa is planning on putting two towers fronting on Fischer-Hallman right next to this. In their original site plan application they were going to have 2 towers one at 14 floors the other at 18, but they have since removed that and are only doing the townhomes on their property for now. So it seems as if they may be rethinking what height they are going to be doing because of this building. Then across Bleams there is going to be a 13 floor building as well. Then along Fischer-Hallman going towards Huron it is zoned as High Density Residential (RES-7) as per the Rosenberg Secondary Plan, so it seems as if this might just be the beginning for this corner, especially considering RES-7 Zoning has no height restrictions just FSR.

It's a surprisingly decent location for density, yes it's surrounded by low rise but it's surprisingly well connected to the city. Within walking distance you have the 12, 22, 201 and 33, the 201 comes every 10 minutes starting Monday, 12 comes every 15, and the 33 and 22 come every half hour. You can also get downtown fairly easily cycling, as you can take the trail network of Country Hills West to McLennan park and then get to the new cycling bridge and then it's straight down Stirling. Grocery stores and restaurants are also easily accessible especially in comparison to other high density developments like the 8 floor building on the other side of New Dundee in Doon or Lexington Park (Huron and Strasburg). So it's a pretty decent location.

Was about to say the same. Notwithstanding the surrounding low rise hoods, once Bleams gets updated that will be a really well connected intersection with lots of food and services and proximity to work. Would rather have a condo there than some of the other locations that have denser buildings outside the core (such as Ira Needles/Highland).

The site plan for this project is now available, the building will have a total height of 104.7 meters and a FSR of 10.5, the parking/loading/garbage entrance is located off of Fischer-Hallman immediately after the roundabout, the building will contain 1 floor of underground parking and 5 floors within the podium. The site is covered by a 5 floor podium which will have rooftop amenity areas on them. The tower itself fronts onto Bleams and contains a step back at the 13th floor on the side adjacent to the future stacked townhomes by Activa.
