I noticed a multi storey building under construction at the very edge of the City. Looks like a HIP Development build: https://www.flatsatrainbowlake.ca/
The permit information states that its an 8 storey mixed use development.

This was originally supposed to be a rental building, but i heard HIP flipped partway during construction and sold them as condo

Here is the original real estate listing.  The pictures look bucolic, but neglect to include the sound of the 401 running along the property's edge.  It must have been someone's cottage property many years ago before the 401 went by.

Another copy paste job from HIP. Gotta maximize the possible revenue even if it's a bizarre choice. Another slice of nature destroyed as well.

This one has been complete for a while now. However, I’ve noticed almost every bus stop shelter in the region seems to have ads for it… must not be doing so well.

Odd choice of ad medium, there's basically no transit out there so those riders won't be interested.

To be fair, I don’t take the bus and I’ve seen the ads all over while driving.

The only transit advertising that's targeted at riders is the in-bus ads, which as expected based on our transit demographics are pretty much just government stuff. Bus shelter ads, bus exterior ads, etc, are all targeted at the drivers who drive past. The pricing for bus stop ads is based entirely on how many people drive past, not how busy the stop is with transit riders.
