Seen this proposal on the Killam REIT website for the property at Weber, Scott and Pearl PL (assumed based on the name).

Good find.  The building doesn't look spectacular but that lot has been empty for so long that anything would  be better than an empty block.  Now, if something similar was built on the other side of Weber the neighbourhood would benefit.   Some of the old houses on Scott Street are decaying rapidly.

On the Weber, Scott and Pearl side I am surprised that they are not going a little taller. Also in the project description it seems like they are going to keep the existing townhouse complex and the house next to it which should keep heritage advocates happy. 

There is a plan for an 11 storey mixed use building at the other side of Weber and Scott, a building permit has been submitted. That project is by Urbanfund but I have not been able to find a render.

Even the original proposal, probably 10 years ago, it was 11 storeys, so maybe not THAT surprising. But things have changed downtown since.

Hard to understand where this is given they cropped the renders (why???) — is this replacing the parking lot, or the empty lot / house? Or both?

That side of Weber/Scott toward Pearl is a parking lot. I don't know if the house on Pearl would be part of this, as you say the render is cropped so it's hard to tell.

Presumably a rental given the proponent (a REIT).

It looks nice enough to me, and 10 storeys is great. It should (of course) have ground-floor commercial at this location.

According to this article https://www.therecord.com/sports-story/2570191-kitchener-scott-street-development-project-approved/ the house on Scott Street had to be saved. I think that house is not shown on the render. The rental site says "The proposed building will include and enliven two historic buildings that currently exist in the area." I wonder if these are 87 and 91 Scott Street?

Also says coming 2021. Do they mean I wonder construction starts then or this is the move in date?

They tried to build higher almost 20 years ago, but I think the city won't budge on the height.   When I lived on Pearl Place, as soon as there was rumor of this, the people of the area started a petition!  Funny part was the organizer worked for the developers and got kicked out and his home was demolished, lol 

No more townhouse complex, has been demolished.

Move in date - they wouldn't announce a construction start date in their marketing materials.

What do you expect rents to be in this place? If Barrel Yards is setting the benchmark for new rental buildings, not cheap.
