Seems to be a common theme - concrete looking accent wall on Charlie W., what I feel is unnecessary Mutual Life-esque concrete on the new AA office building and this haha.

Just go with true tested glass a la big cities like Toronto and call it a day

I drove by a couple days ago and indeed...it's just a huge concrete wall. Quite an ugly sight.

Charlie West is clearly aluminium, not concrete. And the wall is only for the podium, for half the width of the building.

Incidentally, when developers build all-glass buildings, many people clamour for variety in materials. Whether the Charlie West podium cladding ends up looking good or not, I will give them kudos for their attempt to create something that looks good -- and looks different.

If they finished painting it to match the renders it would be a lot better. Still a large hulking mass with a mostly blank wall over the parking(?) podium, but better.

It looks like the easy to access walls behind the balconies were painted and then they just stopped.

At least on the Allen St side the blank wall will get covered up pretty soon by Perimeter's office project, https://www.waterlooregionconnected.com/showthread.php?tid=1184 . Hopefully the other side sees some development soon too.

Is this the end product?

Thanks for the pics.

The former Brick Brewery looks hideous.  Using it as part of the podium diminishes any historical value it may have had.

Given where some of the black paint ends, I think its fairly evident there is lots more to come. Some of the panels are seem half finished - likely not in much of a rush with the pandemic or whatever is ongoing inside, especially if they are aiming to keep the number of workers at site to a minimum.

I really hope it's not finished. It looks like bare concrete.

That being said, I think the integration with the Brick building looks good.

I agree. The black paint looks like someone put our on with a roller brush and just eyeballed the edges. They're not straight and they don't line up.

Looks like every other HIP project.  Look at this and then look at the render for the project uptown at the old post office.  Imagine how that will end up.

Hope the city steps up and demands better design.

Can someone post HIP' s official rendering for this one ? Can't find it in earlier pages upon quick look...

So lots more black paint to come.

It'll be tolerable to decent with the black paint. As good as pre cast can be. Pre cast has a kind of thinner flatness feel to it.
