One possibility is that IN8 has acquired the pair of former Thalmic Labs/North properties from Google, given that Google has a whole lot of additional space coming available shortly. One possible indicator for this is that the TEK property is owned by "30 FRANCIS KITCHENER INCORPORATED" and the original Thalmic Labs building is owned by "26 CHARLES KITCHENER INCORPORATED". Exactly the same format of company name. Possibly coincidence, but maybe not.

You were correct! It’s 26 Charles and Charles and Queen ( not sure which corner) both will be around the TEK tower height, neither over 50 floors or 150 metres

All right, thanks for confirming 26 Charles.

At Queen/Charles ...
  • The south corner has a substantial city parking lot and then two fairly thin properties with separate owners
  • The east corner has a small city parkette and four small properties with separate owners
  • The north corner is the Working Centre; I don't see them as having sold
  • The west corner has five small shopfronts, the former Full Circle and a parking lot, all as one property (0.19 ha)

Of those four, the west corner appears the only realistic one. The property size is about the same as 26 Charles, and IN8 would have been able to make a deal with a single property owner. IN8 might need to preserve the storefronts on Queen but it would still be plenty of space to build a tower.

Not from this developer. There's an upcoming project I know of that's tall but it has yet to be announced. I don't even know if it's still in the works...I don't work for the company so I'm unsure if it's still active but I hope so.

What projects has this developer built? Would love to see their portfolio.

I'm not sure I can really say who they are since they have not officially announced anything for Waterloo Region yet. I'm not even sure the city knows. An architect friend works for them so I was able to learn about the design through her. Hopefully we hear something this year, though! It looked like a great project from what I got to see. She proposed a glass tower design that looked incredible, but they also had some other staff doing proposals. I'm not sure what developer they're working for, but the architecture firm has done a lot of stuff in Toronto.

There was a concept for a small tower on the East corner with the city land included a while back, I would tend to agree with the west corner being most likely. In both cases I hope they aren't able to demolish anything

30 Francis is now approved by council.

It’s funny how they mention it’ll be the Region’s tallest tower. I guess it will be for a few years until Station Park E is built, but that is surely to be taller as it’s already slated for 44 storeys and buildings C and D already appear to be getting height increases over their initial proposal.

Mmm

Quote:Coun. John Gazzola and Coun. Debbie Chapman voted against the Francis Street project.

Well, hey, gotta hand it to Mr. Gazzola as the most consistent politician ever. He's as anti-progress as they come - so luckily he's the lone black sheep in council, with 1 or 2 cronies (in this case, Chapman).

RE: TEK Tower (30 Francis) | 44 fl | Proposed - panamaniac - 03-22-2022

Gazzola’s more contrarian than anti-progress, at least when he understands what’s happening at meetings.

For whatever reason The Record has been calling this project the tallest in the region even though, indeed, Station Park was approved months ago and it is vastly taller than this thing. Either their journalists are clueless or they know this will get more clicks at the present moment.

Could be both maybe? Clueless and looking for clicks.

Station Park E was already approved? Or C/D have more than 44 storeys?

E has already been approved at 44 storeys, but the overall height is taller than TEK due to the first 10 floors being commercial

But E could very well be greater than 44 storeys because C/D we’re initially approved at 32 and 36 storeys but the marketing images show 36 and 40
Storeys.
