New update on the City website, and people wonder why the housing crisis is a thing when projects like this have 4 year gaps in approvals

Quote:The City has received a Zoning By-law Amendment Application for the lands at 201 and 217 Hespeler Road.

Zoning By-law Amendment

The Zoning By-law Amendment is requested to remove the Holding “H” Symbol from the Commercial/Multiple Residential (H)C1RM1 s.4.1.432 zone for the subject property. The Holding symbol was applied to restrict development on the lands until:

·        A Record of Site Condition (RSC) has been filed on the Ministry of Environment, Conservation and Parks (MECP) Environmental Site Registry and that the RSC and Ministry’s Acknowledgement letter is submitted; and
·        An acceptable Detailed Stationary Noise Study that assesses any on-site and off-site stationary noise impacts on sensitive uses is completed in accordance with Ministry of Environment, Conservation and Parks Publication NPC-300.
Proposed Development

The Zoning by-law amendment for Removal of Holding would facilitate the development of 322 apartment units.

The following materials have been submitted in support of the application and are currently under review by staff and agencies:

SUBMISSION #1 – May 2026

·        Cover Letter
·        Noise Consultant Letter
·        Detailed Noise Impact Study
·        Architectural Drawing Set
SUBMISSION #2 – July 2026

Comment Response Letter
Decision Date: August 25th, 2026
Once the requirements of the holding provision described above have been satisfied, the Director of Planning will approve the removal of the ‘H’ symbol from the subject lands, and the corresponding by-law will be brought forward to the next available Council meeting.

Unfortunately the city doesn't include these documents online anymore - the public doesn't need to see things, I suppose.

Even when you ask them for documents they don't give you access to everything. The documents that are  of most interest to the public they'll give to you but the more technical and interesting documents they won't unless you ask for them specifically which is a gigantic pain. Mind you it's Cambridge and development what else would one expect?
