"Creative industries" would actually be a good fit with ArtsBuild. And that property is mostly a parking lot, the building occupies only about a sixth of it. Add a 10-15-storey building on that property with space for the college, connect it to the existing building, and use the top floors of the new building for apartments, office space or a hotel.
