General Urban Kitchener Updates and Rumours
Interesting article, something I never seen before. Surprised they are going with low rise here.

I think that article refers to the opposite side of weber. Too many errors in that article, lol. Should be 59 to 65 weber st EAST, also Franklin LRT station?? The land I'm talking about should be even street numbers. Also last time I checked, the land was listed for almost 5 million.

I wondered about that because of the reference to low-rise. So they are talking about the vacant property on the "Downtown" side of Weber? I noticed yesterday that the neighbouring house on Scott St, which recently sold, now seems set for demolition.

The house at the corner of Duke and College Sts. now has fencing around it and a couple of excavators on site - I guess this means its coming down this week. Pretty quick!

Are you sure they're not for the Ion construction right there? If they were starting construction on the new condo already, you think we would've at least heard an announcement about it first.

If you mean College and Duke I don't think so - the green demolition fencing is new and seems other than the orange ION fencing.  The two excavators were sitting on the lot of the house, rather than on the street.  Other than the demolition, I don't think anything else has been approved for the site.

It's pretty set back from the street so there's no reason I can see that would relate it to ION: https://www.google.ca/maps/@43.4524372,-...6656?hl=en

And one of the two excavators was between the side of the house and the adjoining parking lot, so definitely not ION related.  I wonder if the land might not be used for surface parking, at least for now, like the rest of the development site?

I think it's the side of weber closer to duke street.   A month ago when I saw them working on that house, I thought it was being renovated.

It could be - all the windows seem to have been removed and boarded over, at least partially.  I couldn't find a building permit corresponding the the address.

26 College is being demolished as we speak!

Nice! So, does this mean construction is imminent and has somehow snuck under our noses, or could that still be years off?

I have had the sense that Mr Nimer tends to pace himself by undertaking one project at a time (assuming he doesn't plan to sell the site to another developer).  I guess we'll have to wait to see if this is the next one up, but I'm pretty sure nothing has been announced yet.  Given what's happening Downtown at the moment, especially the substantial hiring expected in the next year of so by Google and Vidyard, among others, I'd say the smart money is on more rental accommodation in the Downtown sooner rather than later.

I really hope i'm wrong but I have a feeling the site will probably just be an expansion of the parking lot for now.
