Everyone here gets so excited about seeing a beautiful shiny tower go up that you seem to forget that these towers all need to work with each other to create a great place for people to live (because we're going to be stuck with them for a loonnnnnng time!!).

Tall buildings guideline: (still in progress. Applicable to buildings 9 storeys and taller)
It should be noted, that most of downtown (including 345 King) would still only allow a maximum FSR of 3.
The Civic District will allow 6 (after bonusing) and the Market District will allow 10 (after bonusing). (Though, complying with other zoning requirements in the market district would make it hard to ever get 10.0 without a lot of zoning adjustments)
The Tall Buildings Guideline, basically, will only ever be applied in cases of rezoning for the intent of building a new tower. And even then, the guideline's Statement of Expectations is forthright that no single items in it are set in stone.

Yes, I will admit I don't know anything about the rules for buildings in Kitchener. But I will not be surprised if the tallest building at the SIXO development gets scaled back to 20 stories. Seems the number 20 and under stories this city likes.

Speculation time: I think this building might be getting EY as its major tenant.
One of the conditions of the sale was that Perimeter sign a lease within 60 days or they won't buy. I doubt Perimeter would add that clause unless they had a tenant already lined up for the space. 60 days is a narrow window to find a tenant for such a large space.
There's an article in The Record about office space leasing, http://m.therecord.com/news-story/721353...loo-region , and it mentions "Shopify, EY and TextNow all completed deals that put their offices on or near the light rail transit line." Except, I don't remember any announcement of EY moving from their current Riverbend Dr location, and I can't find any mention of it by Googling. The article was based on talking to the owner of Perimeter, so it's exactly the kind of thing that might slip or get mentioned in passing.
Whether it's EY or not I still think the first part of my speculation holds, and we'll probably see an announcement soon on the tenant.

You may be right, but it's definitely not EY. They're moving to that new super-eco building in the R&T Park. See the article here.

Thanks for finding that, I guess my Googling ability failed me this morning. I still think it's likely Perimeter has a major tenant in mind for the building, and I'm curious who it will be.

You are most certainly likely right. I can't think anyone would ink a deal like that unless they had a client in their back pocket. Time will tell.
