First thing to go will be the balcony trees. Second thing will be the panels. Third will be one of the facing materials (I'm thinking the white at the top).

...good grief, maybe I spend too much time on this forum :S

Outdoor bike storage is a mistake in my opinion. I'm disappointed that it is single use, but that's not surprising midblock on a local road.

#1 gone for sure. #2 will stay, because it's "decorative" and cheap. #3 will stay for sure, because sculpted styrofoam and fake stucco IS the new Waterloo. You read it here.

It may be single-use to start, but the "Lounge" area is clearly designed to be convertible as per the Northdale guidelines. In Toronto, that space would be labelled "Retail".
