As expected, indeed.

One interesting tidbit I noticed was that they said it would be 250 units with 271 bedrooms -- that's more than 90% one-bedroom units!

Actually, it's 85 two bedroom units, 101 one bedroom units, and 64 "Den" units. Smile

Seems this project has a name now (District Condos), and a website ( http://www.districtcondoswaterloo.com/ ) and a one days sales event already in a couple of weeks - oddly enough, in Thornhill.

According to that website the projected ROI is 40.1%!!

"Learn how to make a fortune in turnkey student housing and the BOOMING Waterloo Market"

...weren't they trying to make the points to the City of Waterloo that this was geared towards non-student professionals, and that owners would not feel compelled to maximize profits by turning "dens" into extra (rent-paying) bedrooms?

If these people were selling securities, they'd lose their licenses so fast their heads would spin. Instead, it's real estate, and your imagination is the only limit to the promises you can make to the customer.

Speaking to the sales staff today, it appears they must have revised the proposed floor plans - ALL of the units are now labelled as two bedroom units (impressively creative as some of these are as small as 600 sf).  If you call them they will send you floor plans - they are actively selling!

Do you actually need floorplan updates, or did they just take all their 1+dens and put a door on the den?

I just had a quick look at all the layouts again and I'm pretty sure this is exactly what they did - in all cases the smaller bedroom has no closet, and in fact on one of the units they forgot to delete the word 'den' and it says both 'den' and 'bedroom'... lol.
