I’ve been wondering what the 5 boarded-up houses in a row were to become. This is slightly taller than most of the buildings we’ve seen — except for right at King or down closer to University I think most Northdale buildings have topped out at 6 floors. Let’s hope their assertion that it will be “a marvel” isn’t too much of an exaggeration!

I think this used to be https://www.waterlooregionconnected.com/...p?tid=1418 . The old design was nicer.

Will have to see how the fake red brick panels look, but this isn't too bad. Uninspired, but for simple housing, it works. Can't say I've heard of Arsenault Architect Inc. before.

Full rendering for reference:

And at the very least, the hope of green space and trees to shade pedestrians. It's been a shame to see the southern end of Albert closer to University become a solid street wall with absolutely no useable shade.

If it can turn Columbia into anything of substance I'm all for it.

Floorplans have been posted at the following link:
https://www.louiecondoswaterloo.com/_fil...index=true

To my surprise, they actually seem quite large and functional (although the furniture is definitely not to scale). Looks more like they’d be actual market condos rather than student condos - just strange that they’re right in the university district.

Unless I am missing something, the renders don't indicate any exterior change to the building.

Sorry - should have said more renders, rather than new renders.

The houses have been demolished and the site is being cleared for construction.

I like this project, but for some reason I can't take it seriously with this name.
