Take a look at the prices being charged by Millla (I think) for the houses on Regal Court in Erbsville. Those don't make sense to me, either.
And a 3000 sq ft house will have costs as well, the condo fee is not all incremental. I did the math before we decided to move, and looking at long-term maintenance and utility costs, it was well over $500/month, and that's with low utilities usage and us taking care of the lawn and driveway itself.
I believe I covered everything you are saying here in my last sentence.
