Well, keep in mind that Ste. Sophia church asked $2.2 million for 0.22 acres and that wasn't even within the Uptown commercial zone.

They also didn't manage to sell at that price -- even though the property would have been useful for the neighbouring development.

So I think that $1.4M for 0.2 acres is just as unrealistic.
