Good advice. However those chains have much more bargaining power than an independent restaurant. By all means ask--even demand--but be prepared to compromise or look elsewhere if the landlord doesn't agree.

Indeed.  I have never been able to negotiate fixed prices for the lease options terms.  However, at the minimum the options should be defined to be at market rent level, which is in fact reasonable easy to agree on.
