I wonder how this project will be affected by the multiple manufacturing facilities bordering the property. Do you expect this to be a concern for future residents? Do you think the factories will shut down, or is this a symbiotic relationship?

I was able to listen to some of the meeting this morning.
The main concern for some is that Hespeler is going to turn into Dubai or downtown Vancouver (because of the tall buildings). Interesting to note that more than 30 acres of land within a 5 minute walk of this site is up for development.
Personally, I wonder who these dwellings will house. Could a person working at a nearby factory earning $40-50k per year afford a unit in one of these developments? Or is this entire project designed to benefit people from out of town?

The project will likely house many commuters to the GTA.

I know that most new suburban developments are required to provide (or at least sell) lots to the local school boards. I know that there is at least one new Toronto school that was included in the condo towers near the SkyDome/Rogers Centre in Toronto. Would Waterloo Region every have a development that was large enough to either justify providing school space in a tower, or that would be dense enough that it would be required in order to avoid overwhelming the nearby schools? If residential housing is going up, then presumably municipally-funded community services will need to be accommodated in the same space?
Now, whether this development or any other tower going up in the Region actually has enough units to accommodate a family is another question altogether.
