That's an incorrect statement. The hip roofs from the heritage houses affect the first floor of residential. Look a little closer. there's roughly a little less than 2m limiting distance between the face of the new building and the back of the heritage homes

Yes, there will be a handful of units with some roof views. Still less, though, than at Barra.

The impact isn't huge from the roofs but my point is that there's nothing on the first two floors. The distance between the two of less than 2m actually

I’ve no idea, but if I were designing the floor plates, I’d probably put the amenities in the area behind the rooftops of the two houses.

I wonder how much of that is because by the time construction and permitting takes place, compared to the actual initial approval, many more taller projects have been approved setting the bar higher.

I wonder how often developers overbuild the foundation and supports so that a building could be extended later. Get approval for a 15 story building, but instead build the first 15 stories of a 30 story building; then come back later when the planning climate has shifted and get approval to build the additional floors.
