Duke Tower Kitchener | 39 fl | completed
Glass and spandrel going in on the Duke facade. Can't decide if it looks decent or not. The Frederick side is looking pretty bad with those precast panels. Between this and the massive blank metal wall at Charlie West, I don't think a local building has found an attractive way to hide parking yet.

Somebody needs to tell them (and the City) about something called underground parking ....

What the heck was all the underground digging for here and Charlie West if it wasn't for parking? Looked like a solid 3 stories deep. Would have been enough.

Charlie West has two floors of underground parking. Given the size of the site that's not nearly enough floors for the 200 parking spots the building has.

While I'm always happy to see less parking, 200 spots (including residential and commercial visitor spots) isn't terrible for a ~305 unit building.

I anticipated someone hitting back re: geology. I do understand one can only dig so deep in certain areas before it becomes an issue.

In the most recent RCCAO podcast there was a discussion about how underground parking in Toronto has been blocking water flows underground and that is exacerbating flooding.

I don't think it looks great imo. In person the panels have a very specific wavy texture but from any distance they just look unfinished/ like they need another coat of paint

Those aren’t really different things. It is possible to do many things which are not economically feasible.
