Looking good! I walked around SP yesterday and I noticed that the corner townhouse unit (corner of King and Wellington) is fully furnished. You can see from the sidewalk furniture, plants, everything. I'm assuming they're using it as a showroom/model?

Should be gone soon. I think all businesses are now gone, including that barber everyone likes. I expect groundbreaking for the next two towers to take place early-mid fall.

Because of the market conditions, they are actually building duo one at a time. They've only been selling one tower, and will focus on that until market improves and the launch the second duo tower

I think regardless of market conditions it was likely to be done one at a time. Plans from a while back have always shown Phases 2A and 2B. I don’t think any developer in the area has ever built that many units all at once, regardless of the market conditions.

But this also seems odd to me that they named the next two towers “Duo” when they won’t even be built at the same time.

Oh, interesting! Thanks. I didn't know that, I just know what the projected construction/completion schedule of the project is supposed to be. However that's definitely going to be true and I keep forgetting that...that the looming global inflation+recession is really going to impact things for the next couple years. This could honestly signal the end of the construction boom in Waterloo Region for at least 5 years...could even be 8-10 until it fully rebounds and both companies and consumers have better finances. Hell even just getting simple materials like concrete is getting increasingly harder on everyone from small contractors to major companies like Vanmar (CBC ran an article on that today).

Either way if this is indeed the case and they're building the next set of towers one at a time - meaning the last 44 floor skyscraper will take even longer - then hopefully they at least put a bit of money into temporary infill for where the future projects will be so the street interaction will be a little more pleasing than 2x4s and construction walls.

That’s too bad. How would that work with the connected podium and the giant amenity space on top? Would they build half with knock-out walls or build the full podium but only construct one tower?

A good question and I was wondering the same thing. It's certainly doable, but indeed it would end up costing a lot if they were doing it this way - that is, would they just construct them in separate phases, and not just selling them in separate phases? It would require either an entire redesign or just a lot of reengineering of the podium and underground portions of the structure to actually build it if they wanted to treat them as separate projects.

Who knows haha. It'll be a messy few years for building/development/construction with this evolving recession. Even the side-effects of the initial shocks will send more shockwaves through the industry at every level (i.e. an ongoing concrete shortage). I've got some colleagues in my industry who have even gone as far as to speculate - based on their historical knowledge of past events similar to this (studying things such as the 57-58 Asian flu pandemic, 68 Hong Kong flu pandemic, 07-09 Great Recession and so on) - that this could signal the end of growth in Canada for a good couple decades. Thus far the GDP decline in many countries post-Covid has been roughly second or third place to what happened after the Great Depression and 37-38 recession. It's very, very, very bad though most people haven't understood the actual gravity of what is going on. They see increases in how much gas, steak or other nonsense people consistently buy and think this is awful. Like, nah, IMO we're about to enter a world where not only the geoeconomic - but also the global political and social structures - of our modern world are going to be tested by something that basically nothing apart from a global/tota/world war is able to trigger.

It's funny to me at least because I remember telling this to many people in person or online in maybe 2021: that we're about to face one of the worst economic catastrophes of our lifetime. We saw the Great Depression occur just after the Spanish flu pandemic. Most said to me...oh no, you can't compare the two, you're an idiot for doing so, trust our central bankers! Well - perhaps I'm just a cynic but I am 100% confident that not just in relation to this pandemic but all the other global issues like the wind down of our global "War on Terror", the fascist Russian invasion of Ukraine, extreme dichotomies between left and right, racial issues, economic issues and so on - that we're about to watch our world shatter to a degree not witnessed since the end of World War 2.
