And yet a couple of years ago the proposed condo at King and William in Waterloo that was supposed to be all $million+ suites folded before it got off the ground.

My house is in the general area, is 3000sq ft, completely renovated, and on a half acre, and it wouldn't go for over a mil... plus it wouldn't have the obvious $1000+ a month condo fees to boot. Condo prices in this area don't make the most sense, at least to me. But then, I'm not the target market I would assume.

Take a look at the prices being charged by Millla (I think) for the houses on Regal Court in Erbsville. Those don't make sense to me, either. And a 3000 sq ft house will have costs as well, the condo fee is not all incremental. I did the math before we decided to move, and looking at long-term maintenance and utility costs, it was well over $500/month, and that's with low utilities usage and us taking care of the lawn and driveway itself.

If you covered it, then I didn't understand it. Your post implied that the condo would have $1000/month in additional costs, which is simply not the case. If that's not what you meant, then I apologize for misunderstanding. The monthly cost of a condo and a house are not radically different (assuming the condo doesn't have a 24h concierge).

I'm not the target market. You're right, it's not that far off in cost. Except that 3000 sq ft and a half acre vs 1800 sq ft maybe that this building penthouse will have at a mil or so is just not comparable - to someone like me, who is not the target market.

It's very much a different lifestyle. We gave up 1400 sq ft of living space and 1/3 acre of lot, and the condo cost only 20% less -- and yet I don't regret giving it up at all. (OK, I do miss having storage space, but I can deal with that.) The good thing is that we'll have different options for different people.

That photo just looks like something shot for a stock image site to me. I found this image on NPR's site with the help of tinyeye so who knows where it really came from.
