This is another project that came up in the Growing Together documents. The developer behind this project is Zehr with ABA as the architect. Zehr doesn't currently own all the properties, only owning 178-188 Queen St S, so this might never see the light of day but Zehr has been having conversations with the remaining property owners (196-202 Queen St and 15 Joseph).
Zehr in the Growing Together process was lobbying for this to be zoned SGA-4, however this request was not granted, the property remains as SGA-3 meaning a ZBA would be required to allow this to go forward.
The proposal that Zehr has created is 52 floors with a 6 floor podium and a height of 170 meters. There are 495 units proposed in the development along with 248 parking spaces split between one level of underground parking and the 6 podium floors. Along Queen St S there is also a small amount of proposed commercial space. The site would have an FSR of 17.5. The current proposal only contains 50 bike spaces, which is 445 spaces below what is required in SGA-4.
