Does that mean the project is dead?

Tempted to buy it myself haha...any idea how this works? Like actually? I have millions of dollars and would love to buy this and actually ensure a proper development gets built.

Call a realtor and get a real price!

It would be cool to get an actual architect with ownership rights. I’m sure you could design (or provide design guidelines for) a good project which would be profitable for a developer to work with you while also paying more attention to good design. So often it feels that good design doesn’t have to involve super expensive stuff — just thinking about usability and aesthetics.

Looks like the developer has changed from the original as well?

Yes the property was sold to Spotlight Development based in Toronto. From a quick search it seems as if they haven't done any projects by themselves yet that are anywhere near the size of this. They have a few large projects in Toronto but such as 119 Church which is in the application stage and 1635 Lawerence also in the application stage. Neither of those projects look the best so it will be interesting to see what comes of this.

Intersting. I wonder what can incentive she could get if she is actually inclusive for this project. It is a great location in terms of transit.

Article in The Record today saying that this will now have 2500-3000 units instead of the original 1300, it says in the article that the units in the original proposal were fairly large so the increase in units will be from both smaller units as well as taller buildings since the developer is eligible for added density since Spotlight is planning for 60% of the units to be affordable housing, many of which will be deeply affordable. Looks as if Habitat for Humanity is involved with the affordable housing portion. Units will be both rental and ownership. Spotlight is expecting to have a 24/7 daycare on site since they're expecting many families in the development. They also bought the property for 28.5 million.

1500+ affordable (even if not all deeply affordable) units would be fantastic, the biggest impact on the affordable housing shortage in our region since ... forever?

Don't see why they can't or even shouldn't. The Inclusive then becomes more of a brand-name. That way, you know who the builders are, what to expect, and the reputation of the build and the people who move in (good or bad).

I was looking at some plans for a building in Toronto and it makes it seem as if the unit count that Spotlight wants is way larger then what will happen especially if they keep the 4 tower proposal. With 4 towers it means 625-750 units per building based on that 2500-3000 estimate, TEK tower only has 532 units and it's 45 floors so the only way this would feasible to hit 625 to 750 units a building is if these are 50+ floors each or giant monolithic slabs. I don't know about all the bonusing rules when it comes to affordable housing but part of me really doubts something that high would go on this site, so I feel as if a decrease in unit count might be coming from what was first reported. 

Maybe these were some of the buildings that the city planner was alluding to for being 40+ floors in height?
