I've got to wonder that too.  I can't think of any urban locations.

Which is odd to me since they seem like the type of grocer that would thrive in an urban location.

I would guess that lower rents and cheaper parking help a lot.

And potential footprint size too

Farm Boy has some strict "basic" store requirements that seem to indicate they are mainly a suburban retailer.... a 2 loading bay requirement gives that away.

The SE corner of Bleams and Strasburg has a sold sign on it. This property is currently an empty lot so it safe to say we could see a new build here.

Likely spot for another neighbourhood strip mall with gas station.

Used to be a house there which sort of looked out of place. Also there is a bit of grade but probably nothing that can't be fixed. Is relatively close to the next nearest gas station (which my spouse reports has the slowest pumps ever).

The town house proposal for Hidden Valley has been turned away by city officials.

Keeping in mind that the estate-size lot supply is very small overall, still a bit hard to both support brownfield development while suggesting that no reductions to any housing stock type are permissible.

Does anyone know what is going on along the North side of Lexington Road at Bridge in Waterloo? I have seen multiple blue City of Waterloo notices posted on properties, and there have been multiple houses demolished.

Also, is there any word on the plans for the old Waterloo Hydro lot on the corner? I know there has been a lot of discussion about the larger lot on the opposite corner and the development proposed there, but I have not heard anything about the smaller lot with the "under contract" sign.

Isn't some of that the property that a Kitchener councillor wanted to develop into either a small apartment or townhouse setup, or at least 4 homes, but locals and Waterloo councillors want to see it kept at estate or some sized lots?

That is the east corner of the intersection. The south corner is "under contract" and the west side has homes that are being demolished just down from the corner.

I know what you are referring to and I "think" it's simply people buying older, smaller homes that are on big beautiful lots. I "think" people maybe rebuilding new homes, similar to what has happened just up the street on Lexington towards University Ave E. I have no insider knowledge however, just know to change zoning in that area will be very difficult. If there's some larger plan in the works they just need to look at the issues happening with the property mentioned by Viewfromthe42.

Grey stone cladding has started to go up on part of the expansion of St May's Coptic Orthodox Church on Ottawa St S. I am not sure what all they are building, but the completed complex is going to be enormous!
