495 Huron Road | 10 fl | Proposed - ac3r - 07-27-2023

Activa Holdings Inc is proposing a 10 floor residential project at 495 Huron Road (across the street from the proposed project by Lexington Park). No details on this one (yet) so you'll have to settle for this rendering.

I will update the thread if anything more comes out.

This one has had conditional site plan approval for a few months now. From the site plan application it contains 148 apartments. Doesn't say anything about parking unfortunately but given the area it's most likely going to have at least 1 space per unit.

Is the end of the building 3-dimensional (ie same colour but a bendy wall), or 2-dimensional (eg a flat wall with two colours)?

It looks like a reflection, so I would guess 3-d and same colour.

Like most projects, it likely won't finish like this.

Activa submitted a ZBA/OPA recently for the other half of this property (485 Huron). 485 Huron is being divided into two phases, phase 1 already has approval and is the portion of 485 that has frontage on Huron. It is planned to contain Activa's design studio (I'm assuming as a replacement to their existing one). Phase 2 which is subject to the ZBA/OPA is for a 1050 sqm self storage building which will be to the back of the property.

Jeez, why are there so many trees and why so much grass? They could easily fit some more parking lots where those are.

I wonder how many units of townhouses (or townhouses + apartments) like Victoria Commons could fit on this property, which still has just as much parking but in a much more pleasing form factor.

So many EV spots, so little use of flat, open parking lot for power generation.
