RE: General Suburban Updates and Rumours - Acitta - 10-30-2022

It looks wider than the existing lot. Is it replacing more than one house?

RE: General Suburban Updates and Rumours - ac3r - 10-30-2022

Yes, two houses, so it'll fit on the combined lots no problem.

Edit...here are the two properties it will replace:

This would be just east of Fischer-Hallman.

165 Fairway Road North is for sale. I wonder if it'll be purchased and rezoned. You could fit a decent midrise project there or some townhomes.

Neighbourhood Meeting - Proposed Development (7 Morrison Road)
The City of Kitchener has received applications to amend the City’s Official Plan and Zoning By-law to add a site-specific provision to increase the Floor Space Ratio (FSR) from 0.6 to 0.9 and to permit a reduced rear yard setback of 5.5 metres instead of 7.5 metres, to facilitate the development of 32 stacked townhouse units with 45 parking spaces.

Neighbourhood Meeting - Proposed Development (1000 New Dundee Road)
The City of Kitchener has received applications for a Zoning By-law Amendment and Plan of Subdivision to permit the lands to be split into two blocks.  Block 1 is proposed to be zoned ‘Residential Five Zone (RES-5)’ and is proposed to be developed with a 127-unit condominium townhouse development and includes private park spaces and a private stormwater management (SWM) pond.  Block 2 contains Blair Creek, associated wetlands and a buffer and is proposed to be zoned ‘Natural Heritage Conservation Zone (NHC-1)’ and dedicated to the City of Kitchener.

Looking forward to new medium-ish density being built with no grocery store or employer within any meaningful distance! Perfect.

Pfft...forget employers or retail...there aren't even sidewalks there.

It's so frustrating. Any development must have a transportation plan...but that plan doesn't have to include walking, transit, or biking, only management of cars.

Smarter people than me have said it, but we have to stop building broken things before we work to fix the ones we already have.

RE: General Suburban Updates and Rumours - ac3r - 11-26-2022

Transportation is up to the city or region, not the developer.

RE: General Suburban Updates and Rumours - ac3r - 11-26-2022

Another small project to announce. Throwing this one in the general thread as it's pretty modest and doesn't warrant its own thread IMO.

Habitat for Humanity is proposing an affordable housing project at 325 Shantz Hill. 2 blocks of stacked townhouses for a total of 24 units at 3.5 floors tall. 30 surface parking lots (24 for residents, 4 for visitors and 2 for accessibility use).

A public meeting will be held on December 13th (not sure where/when, so reach out to Jacqueline Hannemann if you're curious: hannemannj@cambridge.ca)

What’s will all the staircases at the front? Can’t adjacent doors share one set of stairs?

At least they’re sheltered by the upstairs balconies.

Anybody know what's going up on the former site of the taco bell @ westmount / victoria? They've got a big foundation up to ground level AND a crane, so I imagine it's significant, but havent heard anything about it

There's another small townhouse project planned for 7 Morrison Road, just next to Grand River Hospital and the CP railroad tracks. 16 units in total.
