There are a number of modern buildings with fritted glass in Toronto (and at UofW, no?) but I think that the idea here, of projecting an image of the building that no longer exists, may be unique.

I believe this type of fritted glass design is really quite unusual. Here is the only other example I could find of a similar usage:

That Dutch building is certainly interesting, but I'm not sure I'd say it looks good. Worse than either building an outright modern building or rebuilding it in the original style, IMO. The Mayfair's use of fritted glass seems much more tasteful so far.

Based on the renderings and the mullions I think that there will be glass spandrel panels added to fill the section between floors. The glass looks great in person.
You want spandrel! We have spandrel (well, at least one).

1st tenant being announced in July. Their construction tender package will be issued around same time.
Many more spandrel sections up today. Historically accurate arched lintels w/ keystones.
Exciting design upgrades for the finished common areas within are in design.

Originally I was going to guess Faire would take the whole building, as they'd be outgrowing their space at the former Budd building right about now and they're right across the street from each other. But Faire actually took a large part (maybe most) of the former Manulife King Centre, as they've been growing really fast.
It's not that big of a building, so I can see some of the smaller but growing startups taking a floor or two.

Bummer. I read once that in some places there's a bylaw that banks can only have 20' frontages, then the bulk of their space wraps in behind the other shops in that stretch. I think it might have been a Jeff Speck book. Too bad we don't have that rule here.

A bank is a bummer? Any commercial frontage that isn't another coffee shop, lunch-dependent restaurant, or storefront converted to high tech office is fine by me. Add a bank here to the Libro and spa (and, arguably AOK) across the street and I'd say that segment of King St is seeing more progress that we've seen in DTK in years.
