Developers are realizing that expecting to fill these buildings with just students is foolish. They NEED to design them so young professionals will also be willing to live in them.

You're right but its not altruistic desire on the builders' part. The city's first proper complete neighbourhood plan for cohesive community is to credit for the changes in this community. That's what good planning creates. Let's hope the new station area plan that is being developed with the region for all the LRT stops will see similar results.

Is there a draft of the station area plan or anything floating around anywhere?

Not in the City of Waterloo, yet. They are outsourcing to consultants for the station areas outside of the Uptown. The Uptown is considered to be the most "development ready" station area due to the planning framework already in place according to the City and the Region.

The City of Kitchener has some rough plans but is just starting specific station area planning in the next month or too. They will be starting with what they are calling the "Central Station" then continue to the other 4 areas (being Midtown, Rockway, Fairway and Block Line). Their approach is different as they will be doing their planning rather than using consultants.

Thanks for that! Im excited to see how they take shape. Huge opportunity for transit oriented development (TOD) here.

As mentioned before the crane is up, and lots of concrete was being poured yesterday. The street is mostly blocked while the concrete work is on going. Work is progressing pretty quickly on this one, but it was very hard to get any good photos while I was there.

Anyone live, or know someone that lives in a North facing unit at Sage I?

RE: Sage Condominiums II | ?m | 25 fl | U/C - rangersfan - 11-12-2014

Looks like they plan to move quickly with this project as there are a number of advertisements with listings for September 2015 on the internet.

Learn from Schembri. Don't promise something you can't deliver.

Although I guess condos always seem to promise early move in dates and then push them back. See 144 Park.

A second tower crane has been erected on site, noticed this on Friday not sure how long it has been there.

From that view it really shows how astonishing the growth along King has been in the last 7 years. Pretty crazy.

If you look on Google Maps street view, they have a really neat slider that shows a location each time the Google car drove by. The view of King St. looking North from the Morty's parking lot is pretty amazing.

The prices in this development were always a bit on the high side and now it seems the units are not moving fast enough. From Kijiji:

That's for September, per their website. Probably year-long leases, same as everything else.

I sure hope they're not planning to house anyone in it for Winter term. It would take the condo phrase, "own a piece of the sky" a tad too literally at this point.
